The process of building a house in Ajman starts by selecting an authorized and registred contractor and a consultant by Ajman Chamber.
To get a list of approved contractors please click here. Afterward, and after finalizing the initial plans you should approach Ajman Municipality to issue a building permit.
The process at Ajman Municipality to issue a building permit goes into three stages:
A) Adoption of initial plan
Required Documents
- Copy of a recent site plan
- A duplicate of the "Original Title of Property" in the event that the land is classified as "owners
- Two copies of the architectural plans (general location + projections + facades + two sectors) stamped and signed by the consultant
- A contract of a mandate or authorization between both the owner or investor and the consultant of the design work, the consultant should be approved by the Municipality and Planning Department
- The commercial license of the consultant which should be valid and issued by the Department of Municipality and Planning , and in accordance to the desired category
- Receipt voucher for the service charges
- A letter from the Ajman Sewerage organization
- A letter from the owner of the building requiring the consultant to make a study on the traffic impact of the
project on the roads surrounding it; this is for large projects or with a special nature
- Copies of the certificate of completion of existing buildings
B) Adoption of Shop drawings
Required Documents
-Receipt of payment of fees for the building permit
-Copy of the original preliminary approval (valid) + all the documents related to the initial approval
-Two copies of the final drawings (architectural and construction) stamped and signed by the consultant
-Structural calculations on a Compact Disk (CD)
-Copy of the approval of the funding from the Sheikh Zayed Housing Program (for projects funded by the program)
-Adoption of a construction and electromechanical auditor as a third party (for the buildings of 20 floors or more,
including the basement, ground floor and parking), the auditor must be approved by the Department)
-Report of the site soil test (for residential and commercial buildings and optional for the villa only)
-Reference level (Roads and Infrastructure Administration)
C) Issuance of Building Permit
Required Documents
- Service Request (Form showing the details of the project)
- The file for the adoption of the drawings and only one copy of each of the architectural and construction plans,
approved by the Municipality
- Table of electrical loads
- No Objection certificates from service departments, stating the lack of services within the boundaries of the land
(from the Federal Electricity and Water + Communications + Ajman Sewerage Company) according to the approved form
- No Objection certificates from the " Emirates for Gas" in some places of the Emirate
-A contract of the project between each of the owner or the investor and the contractor
-The business license of both the contractor and the consultant to be valid and issued by the Department of Municipality and Planning – Ajman, according to the required category
- Cleaning contract between the contractor and the Ajman Investment and Marketing company (AIMS)
with the exception of the cities of Manama and Masfoot
- A "Supervision Letter" from the consultant or an assignment contract for engineering consulting
- An insurance policy for buildings of more than three stories with overall responsibility of the insurance company
which has a branch in the Emirate
- Civil Defense approval for residential and industrial buildings
- Adoption of Communications and Sanitation designs
- The Insurance policy receipt
- An electronic version of the scheme of the general location of the building on a CD
- Identification Name for commercial buildings
